Questions
Do I still have to meet the condominium obligations if I do not use the common areas?
Yes. Article 18 says that not exercising the rights, or giving up the use of certain common areas and property, does not exclude the obligations imposed by the statute, the constitutive deed, the internal rules, and the other applicable provisions.
Can a common-use parking space be marked or roofed as exclusive?
No. Article 21 forbids marking off with any material, painting signs of exclusivity, roofing, or building in a way that indicates exclusivity on common-use parking or on any other common-use area. It excepts green areas, which may be marked off to protect them as the assembly agrees. It also forbids using parking in the common areas for other purposes.
What majority amends the internal bylaws?
Article 10 says any change to the internal rules is agreed at an extraordinary general meeting and must be approved by at least the favorable vote of fifty percent of the condominium’s total undivided share.
