Questions
Can pets be banned in the units?
No, for companion animals that by their physical characteristics do not risk people’s health or safety and that comply with the applicable rules. Article 62 Bis item VI lets the internal rules set measures and limits — number, hours in common areas, type, size, and hygiene — and says keeping them cannot be forbidden inside the exclusive units.
How often must the assembly meet, and by what majority does it decide?
Article 28 says general meetings are held at least every six months. On the first call a meeting is valid with more than fifty percent of the owners or their representatives; on the second call, with whoever attends. Resolutions are taken by a simple majority when 50% plus one attend, unless the statute or the internal rules require a special majority.
Must every owner contribute to the maintenance and reserve funds?
Yes. Article 34 says every owner must contribute to the administration and maintenance fund and the reserve fund, and pay the fees the assembly sets. Article 35 adds that if a common area serves only one part, the special costs of that area are borne by the group that benefits.
