How to look up condominium law with AI
Updated
The question in the meeting is specific. Which majority. What the manager may decide. A general chat mixes countries if you do not name yours.
You have to open the cited article before anyone reads it aloud.
Step 1. Write the question the way you would in the meeting
One sentence. The country comes first.
Example: «Uruguay. What majority is required for work on the common property?»
Do not ask for a summary of all condominium law. Ask for the point being voted on.
Step 2. Ask Eloria's legal assistant
Open https://eloria.app/es/legal-assistant. It is free and does not ask for an account.
Choose the country. Ask the way you would in a meeting. The answer cites articles.
It covers Uruguay, Argentina, Chile, Colombia, Ecuador, Mexico (Mexico City, State of Mexico, Jalisco and Nuevo León), Paraguay and Peru.
Step 3. Open the article on the official site
Copy the article number from the answer.
Look it up on that country's official site.
If the number is not there, or the text is about something else, do not use it in the meeting.
Step 4. If you use a general chat, paste this request
ChatGPT, Claude or Gemini do not replace step 2. If you ask them anyway, change the country and the question.
If the topic is interest on common expenses in Uruguay, paste this rule into the request yourself: Law 19.604, 12% a year, not compounded. Do not take it to a meeting in another country.
País: Uruguay. Pregunta, como en una asamblea: ¿qué mayoría hace falta para una obra en las cosas comunes? Cita el artículo. Si no lo tienes, di que no lo citas. No uses la ley de otro país. No inventes datos. Indica cualquier información que falte para poder usar la respuesta.
Step 5. Separate the statute from the building's bylaws
The statute does not close «is this allowed in this building?». That is in the bylaws.
Take to the meeting only the article you were able to open.
When the resident asks about the building
The legal assistant reads the country's statute. The owner writes on WhatsApp to know what applies in their building.
Eloria answers on that WhatsApp and by email, at any hour. It uses the bylaws, that building's documents and the instructions you leave.
It always replies to the resident. If the case needs a meeting decision, it writes to you with the context. The resident still gets an answer.
It follows up complaints with residents and vendors. You see every conversation in a panel.
If you set office hours in the panel, non-urgent items wait until you are available. Urgent items reach you right away.
In the busiest buildings, 1 in 3 resident messages arrives at night, early in the morning or on weekends. Eloria answers at any hour: half get a reply in 12 seconds or less.
It works building by building. If you manage several, each one uses its own bylaws.
Message us on WhatsApp and try it with your building's bylaws.
